Did you know?

If you are building a non-habitable structure, you can avoid Council Approval. Subject to certain conditions, you can build a structure for up to 20 and 25 square metres in NSW and ACT, respectively.

If you want all the bells and whistles, there are two options for approval. We will take care of or help you in every step of the way. Here is one of them:

1. Conventional Development Application

2. Complying development (this is not available in ACT)

Development Application.

A development application is made to a local council to seek consent for a development, such as home alterations or additions, building of new houses or secondary dwellings, and dual occupancies. The local council will then assess the application based on a set of guidelines and parameters, after which a construction certificate needs to be submitted for approval. The construction certificate contains detailed building plans as well as engineering details and specifications.

In general, it takes up to 6 months to get an approval through the Development Application route.

Complying Development.

Complying development is a combination of planning and construction approval for simple development, which may be decided by a fast-track assessment by a council or an accredited certifier.

Complying development extends to houses, industries and industry and allows for a multitude of elements, such as the construction of a new dwelling unit, renovations and modifications to a house, new commercial buildings, the demolition of a building and adjustments for market use.

Approvals may be given in as little as 20 days under the fast-track complying development pathway. When building a house under complying development, homeowners can save up to $15,000, with renovation savings up to $2,600.
